Saugatuck / Douglas
- Prices were down an average of 39% for the month vs November of 2021, however, average sold price YTD is still up 11% vs 2021.
- As the Saugatuck / Douglas market is very seasonal, it is not a shock to see lower number across the board. We will watch closely as the spring market approaches, but expect to see minimal activity in this market for the next few months.
Holland
- Number of sold listings was down 29% vs November 2021, and pending listings were also down 27% in November 2022 vs 2021.
- Number of active listings increased by 54% in November 2022 vs 2021, which gives buyers more options, however that number is still down 2.5% YTD.
Grand Haven / Spring Lake
- Number of homes under contract was down 24% and number sold was down 22% vs November 2021.
- Number of new listings in Grand Haven / Spring Lake was up 7 units, or 15% in November 2022 vs 2021
Interesting to watch market trends as we go into winter, and our new reality of pricing and buyer perception vs seller perception. It appears more and more sellers are making their way into the market, which should normalize things a bit more, but even with the new inventory, we are still far behind where we need to be. One note in the Grand Haven / Spring Lake market and average sale price, there were several $1mm + sales, capped by a $3.7mm sale that skewed the average upwards.
