    If you’re thinking about selling your home, it's important to have a good understanding of what’s going on in the West Michigan market.

    Knowing the most important data such as the average sales price, number; f homes sold, and days on market will better prepare you to sell your home.

    Our market report showcases everything you need to know about local real estate trends.

    Here are a few takeaways...

    Saugatuck / Douglas

    • Average list prices were up 31% in March of 2023 vs March of 2022 to $1,180,189. 
    • There were 9 sold listings in March of 2023 vs 10 in 2023; number of pending listings was equal in March of 2023 vs 2022 at 8; and number of new listings (12) was the exact same number as in 2022.    Pretty amazing to see the consistency of sales in this market.

    Holland

    • Average list price was down 14%, but average sale price was up 26% in March 2023 vs 2022, narrowing the gap of list price to sale price by 40%, meaning sellers are more in line with the market.
    • Number of sold listings was up 15%, while number of new listings was down 22% vs March of 2022 in Holland.  Although, active listings were up 108%.

    Grand Haven / Spring Lake

    • Average sale price is up 35% YTD in Spring Lake.
    • Number of sales in Spring Lake and Grand Haven was up 23% in March 2023 vs 2022.

    Spring is upon us, and so is the beautiful weather,  and with that, a very active real estate market.  I suspect we will see a good spring market heading forward, as our momentum heading into the busy season is strong.  Inventory remains a challenge, but we are seeing some signs of a loosening up in that department as sellers are beginning to cash in on some of their equity and making more move-up purchases.
